France Property Transfers
Currency transfers for property in France, handled personally.
Buying or selling a property in France can involve significant sums, fixed deadlines and several parties working towards the same completion date. Alpine FX helps UK clients manage the currency and international payment side of the transaction, from the first deposit through to the final notaire payment, or from a French property sale back to sterling.
From deposit to completion.
A French property purchase rarely involves just one payment.
There may be an initial deposit, further stage payments, the balance due to the notaire and additional property costs. Exchange rates can move between each stage, sometimes over a period of several months.
Alpine FX keeps the currency side of the transaction clear throughout.

Selling property in France
When you sell a property in France, the currency transaction can be every bit as important as when you bought it.
Alpine FX can provide named EUR account details for receiving eligible euro proceeds, including funds sent following a French property sale.
Once the euros have arrived, they can be held in EUR or converted into sterling when you are ready, before the resulting funds are sent to your nominated UK account.
This gives you control over the timing of the conversion rather than having to convert simply because the property has completed.

Selling a property in France?Ongoing French property costs
The relationship does not have to end at completion.
Alpine FX can also assist with identifiable ongoing payments connected with your property in France.
Your own EUR receiving details.
For suitable transactions, Alpine FX can provide named EUR receiving details through Currencycloud.
This can be particularly useful when receiving proceeds from a French property sale, where the funds are arriving in euros and you may not want to convert them immediately.
Once received, the euros can remain in EUR until you instruct us to convert them or make an onward payment.
Paying a French notaire from the UK.
The notaire plays a central role in a French property transaction and will provide the banking details and amount required ahead of completion.
For UK buyers, that often means converting sterling into euros before sending a substantial international payment to France.
Timing matters.
Your notaire will confirm when cleared funds are required. Allowing sufficient time gives you room to complete any necessary checks, confirm the beneficiary details and arrange the currency transfer without leaving everything until completion day.
For significant transfers, information about the source of the funds may also be required as part of the normal compliance process.
Already have your notaire's completion statement?
Tell us the amount, currency and required payment date and we can explain the next steps.
The exchange rate matters when the amount is significant.
A small movement in GBP/EUR can make a meaningful difference to the sterling cost of a French property.
There is no way to know with certainty where an exchange rate will move next.
Instead, the starting point should be the property transaction itself: how much needs to be paid, when it is due and how much certainty you require over the sterling cost.
Depending on your circumstances and eligibility, different contract types may be available.
Spot contract
Exchange sterling for euros at the available rate for prompt settlement.
Forward contract
Agree an exchange rate for an identifiable future payment.
This can provide certainty over the sterling cost of a future euro requirement, although a deposit or margin may be required and a forward contract does not remove all risk.
Target and stop orders
Orders may also be available where appropriate, allowing an instruction to transact if a specified exchange rate is reached.
Exchange rates can move before and after a transaction. Alpine FX provides factual information and market updates where useful, but the decision to proceed with a transaction remains yours.
French property has been part of the Alpine story for years.
The name Alpine FX was not chosen by accident.
French property, particularly homes in the French Alps, has formed an important part of James Croft's work in foreign exchange for many years.
That experience includes working alongside buyers, sellers, agents, lawyers and notaires as transactions move from an initial reservation or deposit through to completion.
It means understanding that the currency payment is only one part of a larger transaction, and that getting the amount, beneficiary and timing right matters just as much as the exchange rate.

Common questions about French property currency transfers.
How do I send money to a French notaire?
Your notaire will provide the beneficiary and payment information for the transaction. Alpine FX can arrange the required currency conversion and international payment once your account is open, the transaction has been agreed and the necessary checks have been completed. Always verify payment instructions carefully before sending substantial funds.
When should I arrange the euros for a French property purchase?
That depends on the transaction and the date your notaire requires cleared funds. It is sensible to discuss the currency requirement well before completion rather than waiting until the final payment is due. This also gives you time to consider the contract options available for the payment.
Can I fix the GBP/EUR exchange rate before completion?
Yes. A forward contract can allow you to agree an exchange rate for a known future property payment. For example, if your French completion is several months away, fixing the rate can give you certainty over the sterling cost rather than leaving the full amount exposed to movements in GBP/EUR. We can talk through the available options and you decide what works best for your transaction.
Can Alpine FX help when I sell my French property?
Yes. Where available and subject to the appropriate account and payment arrangements, Alpine FX can assist with receiving supported currency from a property sale, converting the proceeds and returning the resulting funds to your nominated account.
